Large full-color fold-out promotional piece published by ALCO Industries, Inc. (3507 N. Central Ave, Phoenix).
Features a wonderful mid-century illustrated state booster map on the reverse ("Courtesy of Sun Valley Chamber of Commerce") highlighting Route 66, national monuments, and regional recreation.
Interior features aerial photos, townsite grid plans, commercial highway zoning, and the speculative "Proposed Lake" that was famously promoted during the post-war Arizona land boom.
2. 1965 Sun Valley Improvement District No. 1 Master Cadastral Plat
Large folding survey print drafted January 28, 1965, by Desert Surveyors, Inc. (Phoenix, AZ).
Delineates Sections 5, 6, 7, and 8, Township 18 North, Range 22 East along U.S. 66 / I-40 and Arntz Road.
Includes authentic vintage pencil annotations along the margins noting ranch acreage and parcel references.

Covers Sections 6 & 7, T18N, R22E, showing street networks (Pima, Pinto, Pine, Prescott, Quail, Quartzite).

Original blueline engineering sheet (Form 3065, Job No. ON-233) dated October 27, 1980.
Details the acquisition of a 6-foot buried cable right-of-way along Ramada Drive from Gemstone Dr to Arizona State Route 69 (directly crossing the frontages of Lots 365ā368).
Includes the original staple-attached business card of Garth J. Lowry, Assistant Manager of Right of Way for Mountain Bell (Phoenix headquarters).

CONDITION:
All items are genuine original vintage paper documents. Generally very good vintage condition consistent with age and storage. Items exhibit expected paper toning, original distribution fold lines, and minor edge/corner handling wear. The large Sun Valley survey print shows creasing along fold intersections. Writing, highlights, and stamps are authentic period marks from previous land owners and engineers. Please inspect all high-resolution photos for exact condition.
